How the house sale
in Zirņu sala began.

During our first conversation, Jana wanted to know whether her house could sell for €200,000. Initial market indications suggested a lower reference range of approximately €165,000–€179,000. That was the range discussed in the first conversation.

About a year later, the question became relevant again. This time, we visited the property and examined what a buyer would actually gain: the location, the quality of the house, its furnishings and its readiness to move into.

This house needed a well-founded price position that also reflected what a simple price-per-square-metre comparison could not show.

There were few directly comparable houses nearby. Alongside transaction data, we therefore examined competing listings and the strengths of this particular house.

  • Ready to move into. A furnished house, garden and terrace.
  • Market competition. The availability of similar move-in-ready properties.
