However, in recent years an interesting phenomenon has appeared in the real estate market — some properties in Mežaparks sell relatively quickly, while others remain on the market for two, three, or even more years, even when their price appears competitive.

After 2022, several important changes appeared in the premium real estate market.

Why Some Properties Do Not Sell
The most common explanation is simple — the price is too high.
However, in the premium segment, the problem is often somewhere else.

1. Incorrect Positioning
The property is marketed as a regular house, rather than as a unique residence.

2. Wrong Target Audience
Listings often reach local buyers, but not international buyers.
At the same time, due to incorrect positioning, the property may fail to reach the right potential buyers altogether.
