How RELIVE Organizes the Property Sale Process

Selling real estate is a multi-stage legal and financial process in which not only the price matters, but also the correct sequence of actions, proper documentation, regulatory compliance, and clear communication between all involved parties. This is particularly important in transactions involving foreign clients, investors, or high-value properties.

RELIVE’s role is to fully manage this process on behalf of the client, ensuring that each stage is handled thoughtfully, legally correctly, and without unnecessary risk — regardless of whether the client is located in Latvia or abroad.

Understanding the Client’s Situation

We begin with an individual consultation to understand the client’s objectives, timelines, and key conditions. At this stage, we also consider tax implications, financing, residency, or investment-related aspects, if relevant. This allows us to develop a suitable sales strategy and avoid unjustified decisions later in the process.

Property and Documentation Review

We conduct a property inspection and a detailed assessment of the layout, technical condition, land matters, ownership structure, and other factors that may affect the transaction. In parallel, we review title documents, utility payment status, encumbrances, and other legal aspects — particularly important in transactions involving banks, investors, and foreign buyers.

Setting a Substantiated Sale Price

Based on comparative market analysis and current market data, we determine the property’s market value. For complex, non-standard, or premium-segment properties, we involve a certified property valuer. As a result, the client receives a justified price and a clear sales positioning that is understandable to both local and international buyers.

Formalizing Cooperation and Compliance

Before active marketing begins, we prepare and conclude a cooperation agreement and ensure compliance with AML procedures in accordance with Latvian and international regulations. The client and property are correctly registered in our system, ensuring a transparent and well-documented process.

Preparing the Property for the Market

We organize the preparation of visual materials and develop sales descriptions tailored to the target audience — local buyers, foreign clients, or investors. All information is coordinated with the client, maintaining accuracy, legal correctness, and a professional presentation.

Buyer Management and Viewings

We list the property in relevant local and international channels, communicate with potential buyers in multiple languages, and organize viewings. Our role is to filter buyers with genuine interest and financial capability, ensuring a structured and documented viewing process.

Negotiating Transaction Terms

Upon receiving offers, we conduct negotiations on the client’s behalf regarding price, payment structure, timelines, and property handover terms. Where required, we prepare a reservation or deposit agreement and ensure the buyer’s AML compliance in line with legal requirements.


Coordinating Financing and Notarial Actions

If bank financing is involved, we coordinate the valuation and loan approval process. We organize the signing of the purchase agreement, Land Register applications, and other documents with a notary, ensuring all necessary consents and timely preparation — including cases where parties are located abroad.

Completing the Transaction

We submit documents to the Land Register, coordinate the property handover via an acceptance–transfer deed, and ensure final settlements between the parties.

After-Sale Support

Even after the transaction is completed, we remain available to the client — assisting with documentation matters and advising on future investments or subsequent transactions.
